Bevia is a young company created to purchase residential real estate using foreign capital and invest in the Kyiv real estate market. Our goal is to purchase apartments in the heart of Kyiv in historic pre-revolution buildings, complete their restoration and offer them for rental.
Bevia takes on the most promising area of the Ukrainian market, building a bridge to the Western world and its traditions: the rental business is popular in Ukraine, but it is rare to see a product created for Western tastes and eyes. We provide a home away from home for active, purposeful and open-minded guests of the capital and beyond.

What We Do
Kyiv's historic centre holds some of the most architecturally beautiful buildings in Eastern Europe — historical apartment houses with high ceilings, huge windows, ornate facades, and a scale that no new development can replicate. Many of them have been neglected for decades. We believe they deserve better. Our work is simple in purpose: find these buildings, restore the apartments, and make them wonderful places to live again.
We seek out apartments in Kyiv's most significant historical buildings — in Pechersky, Shevchenkivsky, and Holosiyivsky districts — that define the city's architectural character. These are often properties that others overlook: unrenovated, structurally complex, full of potential. We know how to read them.
Every apartment is rebuilt from the inside out — plumbing, electrical, insulation, finishes — to Northern European standards. This is not cosmetic work. It is a complete, professional renovation that produces a home that is genuinely comfortable, quiet, warm, and beautiful. Tetiana Vilinska leads every design personally, ensuring the result is distinctive, not generic.
Renovation does not mean erasure. We restore working fireplaces, preserve ornate plasterwork, retain the generous proportions and ceiling heights that make these apartments irreplaceable. What was beautiful is kept. What was damaged is repaired. What was missing is thoughtfully reimagined. The goal is a home that could only exist in Kyiv — and could only have been made by people who love it.
Our apartments are offered for long-term lease to Ukrainian and international clients who appreciate quality and location. We are not in the short-stay business. We look for tenants who want a real home — and we manage every property ourselves, so the standard is maintained long after move-in. Good tenants, proper leases, genuine care. That is how we build something lasting.
